Build your diligence request list
No account, upload or contact details required.
A request list matched to the unresolved decisions
The builder combines core ownership, financial, operating and transition records with conditions selected above. Express, automatic, self-service, full-service and mixed operations receive relevant equipment or staffing requests. Property, financing, membership and wastewater selections add separate workstreams.
An unconfirmed condition creates an explicit verification step. A cash transaction still needs price, liability, closing and transition review. A lease does not remove the need to understand drainage, operating permissions or environmental history. Each request shows why it was selected and a related guide.
Receiving a document is not finishing the review
Use the local status selector to distinguish requested, received but awaiting review, reviewed, follow-up and not applicable. These choices do not certify accuracy or compliance. Keep a reason and the appropriate reviewer’s conclusion in your private file, especially for not-applicable items.
Choose a broad responsible role and an optional target date for each request. These are planning assignments, not messages or contractual deadlines. Filter by workstream or show outstanding requests; that view excludes only items marked Reviewed, keeping not-applicable items visible for basis confirmation. The CSV records all requests, conditions, statuses, selected roles and target dates, with a blank reviewer-notes column. Print retains the full list and current assignments even when the screen is filtered. Regenerating after a scope change replaces the prior checklist; export first if you need to retain it.
Example: a leased automatic wash with memberships
A buyer selecting an in-bay automatic wash, a lease, lender financing, memberships and a sanitary sewer gets the core evidence list plus gantry/control service records, lease/consent questions, lender-specific requirements, paid-member collection and transfer records, and local wastewater-authority requests.
Changing memberships to unconfirmed adds a verification request rather than removing the topic. Changing property to real estate included brings in title, access and environmental-assessment scope. The output is a starting point to tailor with the actual contract, advisors and lender, not a universal legal checklist.
Separate environmental history from operating discharge rules
EPA’s AAI material concerns property environmental assessment and potential liability protection; it does not certify the current operating wash system. The responsible environmental professional must determine the appropriate scope.
For wastewater, identify the actual destination and obtain the applicable authority’s written requirements and records. Indiana IDEM information is a starting point for applicability questions, not proof that a specific site has permission or that one permit applies everywhere. Local sewer and other authority requirements depend on the actual arrangement.
Sources and scope
Public guidance reviewed October 17, 2026. Rules and individual transaction facts can change; a source does not establish a particular property’s compliance, financing approval or value.
Keep the generated list in your private process
No checklist is sent to a seller, buyer or lender. No contact details are required. Use the seller readiness worksheet, the equipment reserve planner and the full diligence guide as the evidence develops.
